One tower will be 84 stories high; the other, 74.The project, known as Forma, will sit near Roy Thomson Hall, the current home of the Toronto Symphony Orchestra, on streets Mr. Gehry roamed in his youth, when the area was dominated by railway lines and warehouses.&nbsp; It began as a collaboration between Mr. Gehry and David Mirvish, the theater owner who Mr. Gehry knew from Mr. Mirvish’s days as a private art gallery owner. The original plan, unveiled a decade ago, was for three towers of more than 80 stories each, but was scaled back after backlash from the public and from some politicians. The final design preserves, rather than knocks down, the Princess of Wales Theatre and retains two of the four warehouses that would have been demolished in the first plan. Great Gulf Group Appoints Kiel O'Sullivan President US Single-Family Build-To-Rent

Waterfront Toronto yesterday approved an agreement with Dream Unlimited Corp. (Dream) and Great Gulf Group, known as Quayside Impact Limited Partnership. Under the terms of the agreement, Quayside Impact (QILP) will develop the 12-acre (4.9 hectare) site at Parliament and Queens Quay known as Quayside, to build much needed housing and new public spaces, all in Canada’s largest all-electric, zero-carbon master-planned community.This announcement comes after QILP was selected in February 2022 through a competitive process. Since then, negotiations have locked in all key commitments from the development partner, including:1. 800+ affordable housing units, with more than half the units being family-sized (2+ bedroom). Affordable housing will be built in each phase of the development, so that these units can be delivered faster. 2. 3.5 acres of public space, including a car-free green oasis from Parliament Street to Bonnycastle Street, that will connect projects further west towards Jarvis Street. 3. Innovative low-carbon development, including Canada’s largest tall-timber structure.Approval of the project agreement means that QILP can begin working towards construction in 2026. Entire penthouse floor at Frank Gehry-designed Forma sold in a momentous deal valued at over $20 million

Camera shutters click and electro music thumps as 93-year-old Frank Gehry arrives at the stage. It’s time to sell some condos. After a nearly six-decade career that’s brought Gehry recognition as the world’s greatest, or at least most famous, architect, this is something new. For the past 10 years he’s been trying to get permission in Toronto, the city of his birth, to erect a pair of skyline-defining towers on King Street at Duncan, in the heart of the theater district downtown. One of the towers, at 84 stories, would be the tallest he’s ever built.Now, with the regulatory route clear, the biggest hurdle to realizing his dream is selling some units. Banks in Canada won’t finance condominium projects unless at least 70% of the units have been presold. No presales, no late-career masterpiece. So here’s Gehry, on a whirlwind two-day visit to his hometown, trying to drum up enthusiasm.First up is this “rah-rah sales event,” in the words of one of Gehry’s local partners. Some 700 real estate agents are packed into a ballroom at the Art Gallery of Ontario, whose graceful convex glass facade Gehry himself designed, to ecstatic reviews, for a renovation completed in 2008. There are open bars on either side, waiters circulating with hors d’oeuvres, and a roving saxophonist doing solos. Opening acts have hyped up the crowd with predictions of ever-rising condo prices; Toronto’s real estate boom has been going on so long that they’re a better investment than the stock market, according to one builder. It’s an odd time for such confidence, given that average home prices in the city have fallen almost 12% since February, the worst downturn it has seen in years, and one most economists say is far from over. Royal Bank of Canada predicts the country’s housing market is in the midst of an “historic correction” greater than any in at least 40 years, raising the possibility that Gehry and his partners are trying to sell residential real estate at one of the worst times ever to do it in Toronto. In 1929, the year of Frank Gehry’s birth, Toronto was in the midst of an Art Deco development boom that saw three downtown high-rises — the Sterling Tower, the Royal York Hotel and Commerce Court North — become the city’s tallest buildings in remarkably quick succession. Forma: High Design

For years Toronto has been waiting for something special, something monumental to add to its skyline. Tower after tower goes up, but how many of them really impact our collective conscious? Frank Gehry’s Forma Condos are poised to be the tipping point.It’s been 12 years since the two towers were first announced. The gleaming, stainless-steel clad residential buildings will be Gehry’s tallest yet at 73 and 84 storeys, altering the skyline forever. “It’s a homecoming,” he tells me when we spoke in June. “I didn’t plan a homecoming this big. I would have been more modest,” he says with a smile. The project is getting off the ground now with the first tower scheduled for completion in 2028. “I just bought an apartment today. I’m not sure I’ll be here to see it,” says the 93-year-old architect. The Pritzker-award-winner’s career needs little to no introduction with acclaimed and city-altering buildings around the world, including the Guggenheim Museum in Bilbao and the Walt Disney Concert Hall in Los Angeles. Closer to home, his curvaceous addition to the Art Gallery of Ontario back in 2008 was a welcome change to the city’s Dundas Street institution just steps from his childhood home.<figure class="image"><img src="https://greatgulfstrapi.blob.core.windows.net/greatgulf/assets/EXT_02_Looking_South_Final_eba9b9b44d.jpg"></figure>Though Gehry left Toronto at 18, it seems much of his heart is still here. When he talks about the city, it’s with a wistful eye. It’s a changed place with cranes visible at every turn, so it’s no wonder he found the rapid growth of the waterfront skyline “scary” when he drove in from the airport, he tells me raising his hands up with an “ahh” adding “I guess they’ll figure it out.” He can only mean the seemingly endless glass-clad condo towers that don’t seem to connect visually or physically. “I was shocked going along into the city, but then again, City Hall was a shock at one point,” he says referring to architect Viljo Revell’s 1965 now widely beloved curved buildings.
